Let us start with the obvious. There has never been a more trying time, and hopefully, there will never be again such a difficult time in the Air BnB rental business.

With all international and interstate travel banned and strict social distancing, rules have usually meant one of there things for Airbnb super hosts in Western Australia:

  • Cancellations of bookings
  • Extended stays and bookings for people from overseas and interstate
  • The setup and strict regulations of Quarantine style Airbnb’s for FYFO industry workers

And unfortunately for our clients, Airbnb has invoked special contingency rules for refunds of cancelled reservations.

Airbnb has elected to invoke its extenuating circumstances clause due to the COVD-19 pandemic.

Can You Still Rent Your Airbnb?

At the current time, yes. The Australian government has not demanded that any BnB’s shut down, and many Airbnb owners & hosts are proactively renting their homes as Cornoavirus retreats or Coronacation’s as we call them.

Primarily for Australian and New Zealand residents only, these hosts are stocking up their BnB with food, essentials such as canned goods, cooking utensil’s, bottled water, toilet paper, soap, toothpaste and all the essentials for a couple or a family to self-quarantine for two or even three weeks.

How Can We Help?

We at Supreme BNB have a prepared list of essentials we think a couple or family would need to self-quarantine, and we will be happy to share this list with anyone of our clients who calls.

In addition, we are in the process of preparing self-quarantine packages so that any potential renter not only has a place to self-quarantine but has access to local phone numbers for doctors, hospitals and clinics, as well as a list of internet sites to keep track of the pandemic news. You’ll also want to include a list of the most popular restaurants that provide takeout.

The idea is you want to do ensure your rental is a true respite for those who need a relaxing place to quarantine.

Also, speak to us about your current pricing. Prices for rentals may fluctuate greatly during the pandemic, and you don’t want to be shut out completely from the market.

And for those who don’t choose to rent during this time, we recommend you use the downtime to paint, replace furnishings etc., to be ready for the vacation rush that will surely follow after the pandemic is over!

Our Cleaning Service

We know that one of the reason many of our clients ask us to manage their BnB is due to our cleaning service. We do clean everything from top to bottom, so your next guest always has a pleasant visit.

Never the less, effective immediately we have doubled our cleaning service. After a shower or toilet is clean, for example, it is wiped down again with a disposable disinfectant cloth. Linens are washed with the hottest possible water, as well as all silverware. We also double vacuum, or double mop your floors.

That being said, after each visit, we recommend hosts contact a reputable cleaning company to defog your house to ensure no viruses remain in the house.

Your Minimum Length of Stay

Our hosts have visitors that stay for one or two days, but during the pandemic, we recommend you lengthen your minimum stay to 7 days. It is far easier for you to manage perhaps two tenants staying in your Airbnb during the month than it is to have 8 or 10 clients. Later, when the pandemic is finished, go back and review your minimum stay policy.

Redo Your Photos

If you are going to hold yourself out as a respite during the Coronavirus, then you’ll certainly want new photos showing completely restocked pantries, a bathroom with all the necessities, etc. Did you add a barbecue, lawn chairs or exercise equipment to help your guests deal with the boredom? Then show it in your updated photos.

The Post Pandemic Rush

Even if you completely lock down your BnB for rental during these stressful and every shifting times, one thing is clear. Once the pandemic is over, we expect to see a rush and a big one at that in Airbnb rentals.
